There is a difference between a real estate agent and a Realtor. Anyone who can pass the real estate test can be a real estate agent. A Realtor takes an oath and is a member of a local board as well as the national association.

If you have a complaint against a real estate agent you would need to file it with the licensing department of your state. A Realtor complaint would be filed with the local board. Many times you can contact the Broker and get the issues resolved without ever having to file a complaint.

I'm sorry that some of you have had a bad experience when buying a home but there are few good Realtors left. If you ever want to purchase property in Branson, MO look me up, I will take good care of you!

PS - You are NEVER tied into a contract with an agent. If you do not get along with your agent or feel you are being adequately represented you have the right to submit written notice to the Broker to either terminate your relationship with the firm or have the Broker refer an agent that will be better suited for you.

I bet there are some good buys right now - - of course, the house might be sitting in the middle of Table Rock Lake!

I sell insurance, so I don't throw stones at lawyers, car salesmen, real estate agents, or pastors! LOL! (I do that too!)

At 49, after 30 years of marriage, we are in our second home. I have sold two houses, our first one and a rental house that I had, and purchased two. Did not close on any with a realtor's help.

One bad experience----my wife fell in love with a home, and the seller was extremely motivated. We made an offer, and the realtor sat on it until she got a higher one.

The home we now live in, I waited until the contract was up, and then approached the owner. Bought it for $30,000 less than the asking price. God is good!

RW - don't mean to be nosey - but the variance of real estate prices around the country fascinate me.

If you don't mind sharing, can you give us a "ballpark" figure of what this home cost? And what city (town) is it in? I know that you said you were moving to Arizona - but there seems to be a wide variance of prices there also. Example: a home in Scottsdale would be MUCH more expensive than the same home in Phoenix itself.

BTW - I like the house also. What square footage is it? And I love the backyard.

May your closing go smoothly - and your move be completed without a hitch! :bliss

Since we're moving across the country, we didn't exactly have time to shop for a good agent and basically picked the first one that fell into our laps.

Pros: She (and any agent) have keys that can let you into any home at almost any time. If your home is listed, it is just about open to any other agent who wants to show it.

Cons: Other than THAT, just about everything. She is doing squat. Gone are the days when agents helped you FIND a home (we're doing that ALL on our home), so why are they going to get 20 grand?

So..... Has anyone bought a home recently where their agent actively helped, using their knowledge of the area, find a home?

Who is going to get 20 grand for what ?

We bought our house in Mesa, AZ. Our Realtor made 3% which is split between our agent and the group she works for (Curtis Johnson). It is not 20 grand -just a little over 10 total.

Things are sailing pretty smoothly now. We got MOST of the paperwork we need, scanned in, and ready to email over. Got our Home Owners policy sign up and ready to start on our closing date. And ready to deposit a huge check which represents a small down payment.
The inspection went unbelievably well, although there is a short list of minor things that still need to be taken care of. The seller is working on that even as I type. And..... No termite problems!

Ok, I am slowly being driven mad!

Emailing and phone calls. Back and forth ALL DAY.

Documents that we sign, then need to REprint and sign again because of a misprint somewhere........

More misstakes discovered.

Home inspection reports with misstakes.....

Can't get a hold of the agent who is handling this......

Argh!!!
