We need wisdom and direction! We are thinking of selling our home and downsizing. When all the boys leave, it will just be me and Eddie left in this big house in the fall. We are thinking seriously about buying a house about half this size and we would be almost completely debt free. I love this place and I love the neighborhood, but I hate paying the taxes, utilities, mortgage payments, etc. Emotionally, it will be hard to let it go. We bought it at such a steal, that I almost hate to sell it because it would be hard to find anything comparable price-wise.
We also are going to be going into a major stewardship campaign for the next building program at church, and we would need to generate some cash for that. So we need wisdom and favor.
Sometimes I think I want to keep the bigger place so when I someday have grandkids and all the family comes home, we will have a place to put everyone. But how often does that happen??? Anyone have any advice?

LOL!Lots of things to consider - you did get the house at a great price, so you haven't over extended yourself. You might be spending the same for a smaller home now - so that wouldn't be smart.
Also, where would we stay if we do the girls trip again? And then the kids will want to come back home and need their own space.
Plus, it's a great home to entertain for staff parties, etc.

I think you should consider donating the house to someone that really would like to move to TN. Somebody with say, 4 children, that can use a nice big house with lots of room. Somebody from, say, southern IN, that is a member of an internet forum you belong to. :D

Eddie doesn't do the home office thing. He gets up really early and goes in every day and studies, studies, studies. But when he's home, he is RELAXED.

Sherri, I don't remember how many children you have, but if it's two or more, hang on to your house if at all possible!
We have four kids, and they all are parents. Two live out of state, and when the holidays come around, and they all come home, believe you me, we have a full house!
When the last one left home, we considered a smaller place......ours is almost 3000 sq ft.....I'm so glad we didn't! Those grandkids love to come and visit!

Well, we have a real estate agent coming tomorrow to look at our house and give us some advice. If he doesn't think it will sell for what we want out of it, we are just going to forget the whole thing and stay here. But if he tells us what we WANT to hear, we will be putting it on the market soon. It is directly across the street from the very expensive "snooty" school and only a couple miles from the other two private Christian schools, so it is a hot neighborhood right now and this would be a good time to sell.
We have been driving around picking up brochures about some other places that are in the price range we want. We've found 7 or 8 that we want to look at inside. They are mostly around 2300 sq. ft. or so; a nice size for just two of us. We would hopefully be out of debt by about 5 years time, and then if we wanted to build something larger at that time (grandkid time hopefully), we would have lots of cash to start with.
I hope this is the right thing; we've been really praying about it!

Sarah, I only have two kids. Of the three boys that are living here now, only one is mine. I have a daughter in Nashville that is 25, but isn't married yet either. So grandkids could be a few years away!!:IAM

Do you have a pool?I'd like to think it would bring that much, but in this area of the country, I doubt it. Most of the houses in my neighborhood are $350,000+, but ours is the next to smallest here, and it won't be as much as the others.
No pool, but there's a nice hot tub! The backyard is perfectly flat and ready for a pool, but we didn't do one. We're gone too much to take care of one, and I didn't want to spend anymore money!!!

Our property taxes are about $3500, which is ridiculous. That will go way down when we move, because it's based on square footage. The town itself has about 70,000 people, I think, but there are about 100K in the county, I think. And YES, there is a fabu church named Love and Truth that is only 5 years old and is running about 675 now. I have heard the pastor's wife is amazing.:lol:lol:lol You should move to JACKSON!!!

We are about 40 miles west of Chicago.Well, I was WAY off!! I don't know much about the Chicago area, since I grew up in southern Illinois. It was almost like a different state. I had no idea property taxes were that high there. That's almost as bad as NY.
This part of TN is a really cheap place to live. People move here from NY or L.A. or Chicago and they can buy a mansion, just from selling a normal house where they came from. They love it here!! The average house price here is $139K, and that's not a bad place.

Sherri, I am sorry to hear that you are in need of selling your home. But remember that you may find a home that you love just as much if not more and it fit your lifestyle better. If you kept the larger home it might bug you having all that room to pay electricity on. But the smaller home may be perfect for you and Pastor Eddie. Plus it puts you in a better financial situation. It might be hard for you to swallow, but remember it will all be for the best!

Downsizing now because the kids are gone may be shortsighted. It will probably only be a few years until you have grandkids and you will want plenty of room for them to come stay, family gatherhings, etc.

My husband has been doing a serious deep cleaning on our house - he's been working on it all week!! I'm talking cleaning cabinets, closets, drawers - everything
he even got us caught up on the laundry :13loads I wont embarass myself to tell y'all how much we had. theMrs has NOTHING on us...
so much so that it will NOT fit in our closets when it's all hung up. Neither will all the towels fit in the linen closet
anyway - If my house was that big, it would only be worse. I'll be happy with my 4 bedrooms

We have 3 full bathrooms but we love it. It is great when company comes or multiple people are getting ready for church or to go somewhere.

The realtor came today and looked all through the house. The only thing he said that we needed to do was touch up a few paint places where the boys have scratched it up. He is going to do a market analysis, whatever in the world that means, and call us with a price he thinks we can get.
From his initial guess though, he is talking in the price range that we want. So if it sells at that, we will clear enough money to put a chunk down on something smaller and have a very small mortgage! We could possibly be totally out of debt in four or five years. Then if we have grandkids coming along, we could build what we want and have a big downpayment for that. I think we've been listening to Dave Ramsey too much; it's finally soaking in!! I want to be one of those folks who call in and scream "I'm Debt Free!!!!!"
Listening to Dave Ramsey is a good thing!

I don't know Sister Sherri.We moved from Florida while my son was in the Navy and he couldn't quite acclaimate to the new place.We moved back
and into the same house.He said the last time he was in that it finally felt
like he had come home.He was disappointed though that his room was an office.lol.

The real estate guy came today and took a zillion pictures and measured each room. Then we signed a six month contract with him. So...now it's all up to God! When and if it sells, then we will have about 30 days to find another house. But there are several that I've seen that I like and they are close to church, so we shouldn't have a problem finding one.
I have real mixed emotions! When he had us sign, he looked at me and said I didn't look real sure about what I was doing, and did I want to back out? I said that I'm not happy about selling it, because I love this place, but I know it's the wise thing to do. Dave Ramsey would be proud!

When I think about you there in Brazil and all your sacrifices of material things that clutter up our lives here in the U.S., I get REALLY convicted. I should not be attached to this house; I should just thank God for such conveniences as air conditioning, carpet, etc. I so admire you for what you do!!

Please don't short-change yourself, Sis. C...having attachments to certain things in this life is not a bad thing. The problem, in my humble and unasked for opinion, would be if one were unwilling to let go or follow the will of God or give to the Kingdom.
I admire Mother Alvear as well...they are doing a tremendous work there and I cannot begin to imagine what it is like. However, each of us sacrifice in the place in which we are called. It may not be life and death, yet it is sacrifice nonetheless.
You and Elder have a long and respected history of reaching for souls at whatever the cost, and I am convinced that only eternity will accurately describe what your giving has meant.
I know in the grand scheme of things, you may not see it in this light, but others do.

Oh Sherri...this brought tears to my eyes, for if we only knew how God sees things.
For those who think they are all that and a bag of chips, they'd be shocked to realize that God is not impressed.
It's those who don't always see the level of sacrifice and giving...it's to those who just work for Kingdom sake because of the call that God sees value and merit and rewards accordingly.
Our level of sacrifice may not be as great as those on the 'front lines', but when God is in it, it is worth much.

You will probably be downsizing to what we just moved up to last year! We have about 2500 sq ft. It is just about perfect except I wish we had a big formal dining room for entertaining. We do have 4 bedrooms plus the home theater room, living room, and big den with the pool table so it is great for entertaining (not to mention the 3 full baths). It is not a mansion but so much of it is what we wanted in our dream home I thank God for it literally every time I drive away from it or home to it. We are at that stage in our life where we really wanted to own a home that met a lot of our needs and wants.
